3.1 We provide a complete management service for landlords and investors, including tenancy finding, occupancy maintenance, compliance checks, repairs coordination and other property management matters.
3.2 We will use reasonable care and skill in providing the Services but we do not guarantee any particular result (for example, guaranteed rental return or absence of void period).
3.3 You agree to provide us with accurate, complete information about the Property and any tenants, and to cooperate with us as reasonably required for the Services.

4. Fees & Payments

4.1 Our fee structure will be as published on our website or as agreed in writing with you.
4.2 You agree to pay all fees, charges and disbursements in accordance with our invoice terms.
4.3 If payment is not made when due, we may charge interest and/or suspend our Services until payment is received.

5. Client Obligations

5.1 As a landlord/investor you must ensure that the Property is in a condition which meets legal and regulatory requirements (e.g., gas safety, electrical safety, energy performance certificate, fire safety, licence if required).
5.2 You must inform us promptly of any changes to the Property, such as structural alterations, tenancy arrangements, licensing changes or compliance issues.
5.3 For tenants: you must use the Property in accordance with your tenancy agreement, keep it in good condition, not undertake unauthorised alterations and promptly report any repairs or other issues.

6. Compliance & Regulatory Requirements

6.1 We shall use our reasonable endeavours to ensure the Property meets all relevant statutory and regulatory requirements for letting, including but not limited to gas safety, electrical safety, energy performance, licensing and fire safety.
6.2 You accept responsibility for ensuring all necessary licences, consents and permissions are in place for the Property to be lawfully let or occupied.
6.3 We shall not be liable for any regulatory or compliance failure caused by your failure to provide correct information or to act when notified of a deficiency.

7. Website Use & Intellectual Property

7.1 The Website and its contents are owned by or licensed to Your Property Zone. All intellectual property rights are reserved.
7.2 You may view, download and print pages from the Website only for your own personal non-commercial use provided you retain all copyright and other proprietary notices intact.
7.3 You must not republish, reproduce, transmit, modify or create derivative works without prior written consent.

8. Limitation of Liability

8.1 Nothing in these Terms shall exclude or limit our liability for death or personal injury caused by our negligence or for fraud.
8.2 To the fullest extent permitted by law, we shall not be liable for any indirect or consequential loss, loss of profit, loss of business, or loss of anticipated savings.
8.3 Our total liability to you in respect of all claims in aggregate shall not exceed the fees paid by you for the relevant Services during the 12-month period preceding the claim.

9. Termination

9.1 Either party may terminate the contract for the Services by giving the notice specified in the service agreement.
9.2 On termination, you must pay all our outstanding fees and expenses incurred up to the date of termination.
9.3 Clauses which by their nature survive termination (such as limitation of liability, intellectual property, governing law) shall continue in force.
